We care about the properties we manage. We work hard to provide Clean, Comfortable and Affordable Florida Vacation Property Rentals for Respectful Guests.
These Rules have been implemented to Provide the best Guest Experience for you, before, during & after your visit.
A. Check IN - NO earlier than 4 pm – Code for Front Door will be provided about 1 Hour prior to check-in. Early Check-In is NOT normally possible due to our stringent cleaning policies. However, Early check-ins may be approved at a rate of $50 per half hour.
B. Check OUT is AT or BEFORE 11 am. The Cleaning Crew has a very tight schedule. All Gests & Personal items must be out by 11 am. Late check-outs will be charged a $ 50 minimum fee, plus an additional $ 50 for every 30 mins that guests and or personal items remain on the property.
C. Guest Information and House Manual are kept in a Binder near the TV in the Living Room. In addition to Property Rules and House Information, The Binder also contains Wi-Fi Password, Local Information and Check-Out Procedures.
D. NO SMOKING Allowed or Flames INSIDE the Property or on Covered Porches. Smoking is ONLY permitted out around the Fire Pit Area, dispose of the butt properly.
E. PETS ARE ONLY ALLOWED at Farm Cottage and Duplexes ONLY IF The Pet is Pre-Approved Prior to the Stay. One Small Friendly dog MAY Be allowed with the pre-paid $ 25 pet fee. PETS are NOT Allowed at Cooper Basin House or Fisherman’s Bungalow. Unauthorized pets are subject to a $ 500 Penalty. Pets must be kept ON a leash, OFF the Furniture & Owners must clean up Inside & Out.
F. Properties use Injection Pumps to remove waste away from the property. DO NOT FLUSH ANYTHING Besides Toilet Paper – NO Q-Tips, NO WIPES – No Female Products - ABSOLUTELY Nothing else. Even if it says “flushable”. Pumps cost thousands of dollars to Replace & WILL NOT Operate if anything other than TP is disposed of in drains.
G. Be Respectful of Neighbors & Property. Quiet Hours are 10 pm – 7 am. That means, Guests should expect noise to be at a reasonable level so that they can enjoy a peaceful rest.
H. Exterior Security Cameras are working & are monitored.
I. Fire Extinguisher is located under the kitchen sink. First aid kit is also in the Kitchen.
J. Fire Pit, Grill & Outdoor Items are shared. Beach Chairs, Ice Machines, Kayaks and other Items may be provided. Clean outdoor items & place back where found. Turn OFF propane after use. Return any Outdoor Equipment where & how you found it. Laundry Area contains Broom & Outdoor Equipment, Doggie Clean up Bags, Etc.
K. Keep AC at reasonable temp & Turn off Lights when not in use.
L. Firewood may be Available for purchase $$$, Armful is $ 10 and Available for Guests on the Honor System.
M. We welcome guests of all ages; however, Vacation Properties, Waterfront & Equine Activities are Inherently dangerous. Horses are Livestock, not Pets. There is a Safety Risk for those of all ages when near Natural Bodies of Water and while participating in Equine Activities. You are responsible for your safety & the safety of your party. Guests must provide their own safety equipment, appropriate for each person or pet in your group. Lifejackets MUST be worn at all times when Kayaking.
N. No Unauthorized Guests, NO PARTIES & NO EVENTS & NO PETS without written Prior Approval. Additional fees will apply or Violations may Void your Reservation.

P. ***Check Out Procedures below - Please finish reading before booking. Next Few Items are Guest Responsibility for Check-Out.
Q. Clean out the fridge, microwave, and pick up all other food and trash inside and out. Take out all Trash, including Kitchen & Bath. Tie it up and put it in the Burgundy Can near Fence / Road.
R. Wash All Dishes & set them in the drain area. If your property has a dishwasher, load & start it before you leave, dish pods are provided under the sink.
S. Collect all used Towels & put them in the tub / shower.
T. Do NOT make Beds on the day of check out. Do not strip them. Do NOT to put pillows, sheets or Comforters on the Floor.
U. Write or draw in our physical Guest book. Share your experiences & review online.
V. Lock all doors before leaving.
W. Let the hosts know Immediately if there is anything that needs attention, including broken or missing items, or disturbances that may need to be addressed. 850.554.4609
X. ANY Items Left will be charged $ 50 plus postage to be returned.
Y. Additional Charges will result due to violation of House Rules and may exceed $250 - $ 500 or more for additional cleaning due to Guests not Adhering to Check-Out Procedures, Trash, Food, Dirty Dishes, Damages, Missing Items, Unauthorized Visitors, Parties, Unauthorized Pets or Smoking / Smells. Violations of these Rules may Void Your Reservation and Result in Immediate Removal from our Property.
Z. Duplex Guests may be assigned either side of the duplex for their stay based on Availability.
